Does the floor plan suit your design taste? Some people want all of the rooms located on a single level, while others like two-story plans. Maybe you want the children’s bedrooms located away from the living room, or perhaps you feel more comfortable having their rooms located in close proximity of the master suite. These are all things you should consider.
How much space do you need to live comfortably? Maybe you envision a spacious 5,000 sq. ft. home with large rooms and a grand living room that’s open to the kitchen and dining room for entertaining, or maybe cozy, smaller rooms are more your thing. Have three or four children? You’ll want plenty of space for everyone to move around without colliding into one another. If yours is a small family and you don’t plan to expand, you may want a somewhat smaller home that while spacious isn’t so expansive it will be a chore to keep up with in terms of maintenance. Also consider whether an aging loved one may live with you in the future, as this is becoming more and more common.
Will your furnishings and other possessions fit into their designated rooms? The last thing you want is a living room that’s designed in a way your furniture will only fit one way, or a kitchen that doesn’t provide sufficient storage and/or preparation space if you’re passionate about cooking. Think about all of the rooms in the home and whether their size/layout is suitable for your belongings and how you plan to arrange things.
Do you intend to purchase another home in the coming years? If you don’t plan on building or buying another home in five or 10 years, consider what could happen over the years and whether your home would be suitable. Perhaps you’ll have grandchildren or aging parents living with you in the future; would the floor plan be workable should you have additional family members? Would it be accommodating to those in a wheelchair or who are otherwise handicapped? Looking into the future can help more than you realize in choosing the right floor plan.
