Building your own home is one of the most exciting times of your life, and sometimes one of the most stressful as well. It seems like once you’ve made the decision and taken the first step, things move along at a snail’s pace. You can’t wait for the finished result, but what’s taking so long – and what are the various stages? Our custom Flower Mound home builders have a few of answers to your questions below!
Before the concrete is ever poured, there’s a lot to do. From getting all of the contractors (electricians, plumbers, etc.) on the same page to securing necessary permits and ordering materials, there is much to do before actual construction begins.
Pouring the foundation. Even at this stage, there’s more to it than pouring concrete. Plumbing is put in during this stage, then the concrete needs to “cure” after being poured. Sometimes it’s a few weeks before further progress is made – and don’t be deceived by how small the area may look at this stage.
Next comes framing and roofing, which go fairly quick unless weather or other unforeseen problems interrupts. You’ll start to see your home take shape within days when exterior and interior walls go up, then the roof which will have your home “in the dry.” In most cases framing and roofing take about three to four weeks.
Once the walls and roof are up it’s time for the installation of plumbing, electrical wiring, the HVAC equipment, outlets, insulation and breaker boxes. At this stage in the process inspections will be performed, and drywall installed. Depending on the material you’ve chosen, the exterior will be finished using stone, siding, brick or other material. Now you’re really getting a picture of your new home, and you’re more excited than ever!
At this point your home is ready for interior doors, baseboards, molding and other wood trim along with paint, bathroom and kitchen cabinets, countertops and all the other details that bring it all together. All of this usually takes about two to three weeks.
Once the paint is dry it’s time to install flooring and light fixtures. Whether you’ve chosen wood floors, ceramic tile, carpet or any other type of flooring, you’re nearing the finish line now. Plumbing fixtures are installed at this stage, as well as light fixtures. Your new custom Flower Mound home is complete!
Outside of the actual building process some of the things to be done include installing water lines, sewer lines, septic tank, etc.
Being able to communicate clearly with your builder at all times is key to a smoother, less stressful process. Lots of decisions to be made from floor plan and square feet to paint colors, flooring, cabinetry, light fixtures and more. While it’s a big undertaking, you will never give all of the planning and effort it took a second thought once you move into your beautiful new home.
